Custom Homes Trend Down Slightly From All Time High

As the economy began to recover, custom homes led the way in housing market statistics.  In 2009, the percentage of custom homes being built by an owner, contractor, or builder on the owner’s land – a single, custom home built with collateral – was 31.5%, a record high amount of custom homes being built.

For 15 years, most builders and owners had shied away from building one custom home at a time, however the financial constraints of the Recession brought this trend back in 2009.  The reason that builders were not building 0-609 Lake Circle Front Exteriorcustom homes was because they could build spec homes on credit before the Recession.  However, builders were unable to build spec (inventory) homes because of the overwhelming restrictions on lending following the Recession.  The typical AD&C credit for new home starts without a pre-sold contract was simply unavailable.  Therefore, this custom home building trend for individual builders and individual owners continued until just recently when the housing market started to make a full recovery.

Now, builders are able to build spec homes once again, and the capital that has been built up by new home builders by the selling of new home inventory that had been sitting stagnant for many years has loosened up the purse strings for builders to now reverse the custom home trend.  Also, lending restrictions have eased slightly as well. As a result, the percentage of the housing industry that includes the construction of custom homes has dropped back to 21.9%.

2015 Real Estate Market Statistics

With the housing market being such an important part of the Gross Domestic Product (GDP), the National Association of Home Builders (NAHB) keeps a constant eye on the real estate industry, taking specific measurements of all vital statistics that will keep industry professionals aware of housing trends either before or as they are happening.  There are many ways to measure the growth or shrinkage of housing by just looking at the numbers.  2-176 St. Calais Place FrontSome of the statistics that are measured monthly include housing permits, housing starts, housing contracts, pending sales, existing home sales, new home sales, and many more.

During the month of January, numbers were complied for housing statistics during the entire year of 2015.  The NAHB reported that housing permits and housing starts were up significantly for the year 2015, compared to 2014.  Year-over-year increases for housing permits were up 12% to 1.18 million permits.  Single-family home building permits were up by 7.9%.  Specifically, December, 2015, saw an increase of 1.8% in building permits compared to November, 2015.

For housing starts, the percentages were also significantly high for 2015 compared to 2014. Home Builders Are Hiring in Large Numbers

Home builders are hiring according to the Job Openings and Labor Turnover Survey (JOLTS) by BLS and the National Association of Home Builder’s analysis.  Construction jobs are being offered at a rapid rate because of the increase in the production of new, inventory homes for sale.  The number of building permits that were acquired and not used rose above 4% because of the lack of labor for builders to use to build the new homes that they had 1657 Audubon Parkway Under Constructionplanned.  The construction industry saw an 11.6% increase in available construction jobs from October to November.  This number is actually surprising for construction employment because of the slowdown of the real estate industry in the last two months of the year – November and December.  To see such an uptick in available jobs is truly an indication that the housing market has been on an upward slide and seems to be picking up speed.

In the big picture, construction jobs accounted for almost 2% of all available employment in the United States. The good news is that with the available construction jobs comes a steep increase in hiring and employment “movement.”  Employer hiring of construction labor increased 5.1% from October to November, and employees quitting to look for better employment went up by 2% as well. In a healthy construction employment market, the movement of workers in an upward salary fashion is encouraging to the overall economy as construction employees start to get higher salaries and are able to put that money back into the economy.

Average Size of the New, Single-Family Home is Above Average

The majority of home buyers interested in building a new, single-family home or new, custom home remain 2nd, 3rd, and fully custom home buyers.  The re-entry of the 1st time home buyer to the real estate market has not yet begin post-Recession. While the housing market has been recovering on a slow and steady pace since 2012 when house pricing started to really climb, it has not recovered enough to allow qualification of credit for first-time home buyers.  The number of approved FHA loans – loans typically offered to 1st time home buyers – has remained 1-545 Bedico Parkway Front Exteriorstagnant for many quarters in a row.  Even with the lowering of the down payment cost from $5,000 to $3,000, there has not been a great surge of first-time home buyers into the housing market.

Because of these statistics, the average size of a new, single-family home has remained above average compared to the years just before the Recession.  Historically, it is typical for home buyers with more security, fewer credit problems, and a larger investment to be able to build and afford “more home,” so the larger square footage of homes is not unexpected coming out of the Recession.  However, for the 2nd quarter of 2015, the median square footage of new homes built dropped slightly and then remained the same for the 3rd quarter.  During the 2nd quarter of 2015, the living square footage of new, single-family homes dropped from 2,478 to 2,445.  Total square footage dropped from 2,704 to 2,653.

Historically, total square footage during the 2nd quarter of 2015 was up by 13%, and the living square footage amount was up by 17%.  The cost of building these square footages is on-average – $468,318 for a new home built on 1/2 acre of land.  Of that cost, 61.8% was construction costs, lot cost was 18.2%, builder profit was 9%, and overhead was 5.6%.  The remaining percentage of the cost to build and buy a new home included Realtor commission, financing and marketing.  These costs are not dissimilar from 2013’s numbers, so the percentage breakdown of the cost of building a new home have not changed much in the last two years.

Builders & Buyers Enjoying Robust Real Estate Market

Builders and buyers alike are optimistic that the recovery of the real estate market nationwide is here to stay as new home sales increased 18% year-over-year in June, 2015 compared to 2014, and new home inventory also increased by 3.4%.  Builders are discovering that bank construction loans are easing slightly on credit requirements and equity, and also with the increasing number of new home sales, builders are “turning over” the new homes that they are St. Tammany Parish real estate market thriving at Bedico Creek Preservebuilding so they are freeing up capital to invest in new lots for sale in traditional as well as master planned developments.

However, all of the great news regarding the real estate market was tempered by a slight drop in sales from May to June, 2015, for a total drop of 6.8%, down from 517,000 in may to 482,000 in June.  However, the summer months sometimes experience a lag because of school getting out, and potential home buyers going on vacation in the early part of the summer.  Overall, new home sales have been increasing both incrementally and expotentially since 2012.

Good news for builders is that there is an increasing demand from new home buyers for homes to purchase. This demand has not tapered off or decreased since the housing market started its recovery.  This trend has especially been noticed in the new, master planned community of Bedico Creek Preserve in St. Tammany Parish which features 11 Neighborhoods of new homes for sale, lots for sale, and new homes under construction.  Buyers living on the 0-277 W.
