Deer Park Opens in Bedico Creek as New Home Sales Rise

New home builder Alvarez Construction Company has joined the group of builders at Bedico Creek Preserve in St. Tammany Parish.  As a new home community builder, Alvarez Construction is proud to introduce new homes for sale in Deer Park, Bedico Creek’s newest new home NeighborhoodDeer Park is located just down AudubonGardenia Parkway from our almost sold out neighborhood of Longview and just down the street from Cypress Crossing.  Similar to Deer Park, Cypress Crossing is a new home neighborhood located within the master planned community of Bedico Creek which features 3 exclusive builders.  Since its opening to the public in the spring of 2014, many homes for sale have been built, and 4 of these new homes are currently under contract.

Bedico Creek’s new home sales have reflected national trends in both our new homes for sale and resale homes available.  The National Association of Home Builder reported that new homes sales rose 7.8% in February, 2015 which is the highest reported sales pace increase in 7 years (February, 2008).

“Today’s numbers are a great start to the spring buying season,” said Tom Woods, chairman of the National Association of Home Builders (NAHB) and a home builder from Blue Springs, Mo. “Hopefully, this is an indicator of how the rest of the year will fare.”

Deer Park opens in Bedico Creek as new home sales rise nationally, and move-up home buyers in St. Tammany Parish will have an affordable option to purchase a new home for sale.  Deer Park has one exclusive builder – Alvarez Construction – and features new homes ranging in price from the $230’s – $250’s.  The open floorplans available will range in size from 1,600 – 1,949 square feet and will feature 3 and 4 bedroom layouts.  3 new homes in Deer Park are available for sale now.  To buy a new home or build on a new lot for sale in Deer Creek, Contact Jose Amaya at 985-237-9189 or visit our community and the Deer Park on-site sales office which is open daily from 1pm – 5pm and by appointment for other hours.

Perhaps a new house is in your future for the new year, and if so, be sure to check out the newest offerings in Bedico Creek Preserve in St. Tammany Parish’s Madisonville. Bedico Creek is a master planned community, under construction by developer by David Waltemath. (This house is at 308 Seminole Circle, just one of many on the market.) The newest neighborhood to open is Heron Point, a gated neighborhood offering water, nature and park views. It has half-acre to four-acre home sites with lots from the $100,000s to the $200,000s. Homes start in the $500,000s and go up to $1 million plus. Heron Point also has a rod and paddle club.

Just after the new year, the Lakeview section is expected to open with its gorgeous lake and water views. These lots are in the $70,000 to $100,000 range and offer 10,000 to 14,000 square feet.

”We have 500 plus acres of nature preserve, miles of paved golf cart paths and nature trails, acres of parks and stocked lakes,” said Waltemath. ”We also have a gated entrance, a swimming pool, a party pavilion, a fishing pier and a gazebo plus our golf course just opened.”

There are six neighborhoods in the development right now with houses of different styles and many of St. Tammany Parish’s most-qualified and award-winning builders are constructing houses in the community. Lots run from the mid-$40,000s to the $160,000s. Homes for sale start from $200,000 to over $1 million. The community is being developed as a nature preserve and wildlife sanctuary with almost 500 acres of parks, green space, and water features used throughout.

”We’re fond of saying you can buy one lot and get 500 acres free,” commented Waltemath. Bedico Creek was once a flourishing golf course community on the Northshore of Lake Pontchartrain. Waltemath guided the progress of the now Conservation Community.

”Bedico Creek Preserve’s raw land was the perfect backdrop for the only development type of its kind in St. Tammany Parish,” said Waltemath. ”My development plan was to carve this Madisonville subdivision into the existing natural habitat and green scape of the land instead of cleaning off the land in order to expose land for lots and new homes.”

Waltemath added that the natural green spaces, parks, and water features of the neighborhood loaned itself to this type of development. Home buyers seem to have eagerly embraced the concept.

”There are now only seven lots left in the Longview neighborhood,” said Waltemath, ”and the Estates Neighborhood is in close-out with only two lots left as well.”

This unexpected sales pace answered a demand of home buyers who were looking not only for a secluded, private place to live in the middle of a natural habitat, but who still wanted the convenience of the shopping, dining, and entertainment of Covington off of I-12 and the new shopping developments off of Highway21. ”This has been such a success that I already have plans for three new neighborhoods that will be ready to sell lots or build new or custom homes,” said Waltemath.

Waltemath added that BMI Construction, Hurley Homes, and YAR Construction Company have all bought lots and new homes are being built in the $275,000 to $300,000 price range with an average of 2,200 square feet.

Below are some snapshots of our progress on the community pool.  We are extremely excited to continue completing our community amenities, in order to offer our homeowners the very best of both worlds at our Conservation Community: a natural habitat with homes built “into the wildlife,” and modern man-made amenities such as our pool, our new disc / frisbee golf course, and our fishing pier as well as our Storage Facility for boats and RV’s which is free to our residents.

Bedico Creek Preserve, Still Green and Still Growing

Once a flourishing golf course community on the Northshore of Lake Pontchartrain in the Greater New Orleans area, developer David Waltemath has guided the progress of the now Conservation Community of Bedico Creek Preserve to new heights in Madisonville, Louisiana.  Bedico Creek Preserve’s raw land was the perfect backdrop for the only development type of its kind in St. Tammany Parish – a Conservation Community.  The purpose of Waltemath’s development plan was to carve this Madisonville subdivision into the existing natural habitat and greenscape of the land instead of cleaning off the land in order to expose land for lots and new homes.  The natural green spaces, parks, and water features of this neighborhood lent itself to this type of development, and the home buyers of St. Tammany Parish have more than eagerly embraced the concept.

To date, Bedico Creek has sold out of Phase 1 in the Preserve Neighborhood, a collection of lots priced from the mid-$80’s to the $100’s.  In response to demand from some interested lot buyers, a portion of the Preserve Neighborhood was converted to 4 oversized, 3-4-acre lots called Audubon Way.  The demand for this neighborhood was so great, that it also sold out quickly.  80% of the neighborhood called Longview is also sold out, featuring only 7 lots left.  These lots sold out so quickly (in less than 12 months) that there wasn’t time to release the lots as Phase 1 and Phase 2; they simply just sold as quickly as they were put on the market.  The Estates Neighborhood is in close-out with only 2 lots left as well.

This unexpected sales pace answered a demand in St. Tammany Parish for home buyers who were looking for a secluded, private place to live, in the middle of a natural habitat, who still wanted the convenience of everything that Covington, Louisiana had to offer.  Bedico Creek is located just minutes or miles from shopping, dining, and entertainment off of I-12 and the new shopping developments off of Highway 21.  The development is so big that developer David Waltemath already has plans for 3 new Neighborhoods that will soon be ready to buy lots or build new or custom homes.

One such neighborhood is called Cypress Crossing.  This new neighborhood will feature lots with an average size of 70′ x 135′.  The unique aspect of these neighborhood is that all of the lots have been purchased by the following builders: BMI Construction, Hurley Homes, and YAR Construction Company.  Homes are already being built which will be available for immediate purchase. These new homes for sale will range in price from $275,000 – $300,000.  2 homes were under construction before the streets were completed and will be featured in the St. Tammany Parish Home Builders Association’s 2014 Parade of Homes.  YAR Construction Company and BMI Construction are building these new parade homes. Houses for sale in Cypress Crossing in Bedico Creek Preserve will have an average square footage of 2,200 square feet, and there will be eventually be model homes available for interested home buyers to tour.

Bedico Creek Preserve is also announcing the construction of 2 new neighborhoods to be built with lots that will be available for sale.  The names of these 2 neighborhoods are Lakeview and Deer Park.  Come be a part of the growth of our Conservation Community in Madisonville, LA.  If you have not already had a chance to visit us, get your directions here and come see what the North Shore is “buzzing about” in St. Tammany Parish.  Call 985-845-4200 or E-mail Info@LiveBedico.com today to schedule a tour of our subdivision.

We are looking forward to an early fall 2014 opening,” he said.  9,000 square feet of Copperstill Marketplace was designed by Zito Architects of Mobile, AL, for specialty shops to flank the new grocery store.  Also, there has been space designated for two outparcels that can be used by restaurants, banks or other similar businesses.  The completion of the entire development of Copperstill Marketplace is anticipated to be finished by Fall, 2014.

The Ralph’s Market being constructed in St. Tammany Parish is the 4th store location for the grocery store chain, which has other locations in Baton Rouge and Gonzales.  The first Ralph’s Market was built in Gonzales off of Hwy. 44 by a father and son teamralphs-family Emerson & Ralph Singletary after whom the grocery store gets its name.  With the sale of the grocery store to Ralph’s friend Ronnie Trosclair and his father Elmore in 2000, the original store was renovated and a second store in Gonzales was built in the Pelican Point complex south of the first store on Hwy. 44.  The third store is located off of Jones Creek Road in Baton Rouge.  Ralph’s Market began as a family run operation in 1984 and continues to be all in the family of Ronnie Trosclair and his sons.

Ralph’s Market is a full-service supermarket offering all of your grocery needs as well as a meat department where they offer their own line of Special Reserve Certified Premium Aged Beef.  In fact, the meat department at the Gonzales store was voted the #1 Meat Department by Gonzales Weekly.  The store also has a full-service bakery, which also prepares and ships King Cakes during the busy Mardi Gras season.

The floral department handles  commercial flower orders for weddings, funerals, parties, and other large events.  Floral arrangements can be designed and ordered through their specialty website: www.ralphsmarketflorist.com.  Ronnie and his sons work with local farmers and growers to ship in fresh, home-grown produce, so the fruits and vegetables you will find there are “farmer’s market fresh.”  This all-inclusive grocery store also has a full-service pharmacy.  Ralph’s Market offers catering platters as well as onsite catering services for it’s customers.  Click here to find out more about Catering Services.

Gulf States Real Estate Services along with MMABE, LLC and Ralph’s Market are handling the development of Copperstill Marketplace with Gulf States / Innovative Construction Services securing the permits.  The engineering firm of Scalfano Engineering in Lacomb, Louisiana is handling the civil/site design services.  In order to beautify the property and bring it up to the standards of all of the retail locations in St. Tammany Parish, Reich & Associates of Baton Rouge, LA, is handling the design and installation of the landscaping for this new, innovative, commercial development at the corner of 1077 and 1085.
