LHBA Legislative Day and Crawfish Boil

  • 12:00 p.m. – Approximate Bus Departure Time from Koop Dr. in Mandeville
  • Lunch will be provided on the bus
  • 1:00 p.m. – Arrival at the Hilton Capitol Center in Baton Rouge
  • 1:30 p.m. – Updated in the Riverview Ballroom on the topics of importance to our industry by LHBA Leadership.
  • 2:30 p.m. – Rally for Homewonership on the steps of the Capitol.  After the Rally, we go into the Capitol to talk with our legislators. 
  • While inside the Capitol you will receive a wristband for your $10 entrance into the crawfish boil. 
  • 4:00 p.m. – The bus leaves the Capitol to return to the Hilton
  • 5:30 p.m. – LHBA Crawfish Boil for lots of Food, Drinks, and Music!-be sure to get your wristband at the Capitol so you only pay $10 for admission.  Those not at the Capitol will pay $30 for entry.  
  • 9:00 p.m. – Approximate Departure time from Baton Rouge.

On Tuesday, May 7th, HBA members from across the state will converge on the Capitol to meet with legislators and lobby for bills deemed important to the home building industry.  It is at this meeting that we all show up in red shirts to showcase our numbers and unity. For this reason, HBA is chartering a bus to make the round trip from Mandeville to Baton Rouge.  The Bus Trip to Baton Rouge is only $10 for the Crawfish Boil!

There will be a “Rally for Homeownership” on the steps of the Capitol at 2:30pm where members of the Senate and House will address the group.   Members will then proceed in the Capitol to lobby our legislative agenda with their Legislators.

At 5:30pm we will celebrate our accomplishments with a Crawfish Boil at the Baton Rouge Capital Center Hilton. All legislators are invited, and this venue provides a relaxed environment for you to visit with the legislators of your choice.

Members who are unable to attend the briefing, rally and lobbying may attend the crawfish boil by contributing $30 to NAHB BUILD PAC or LHBA PAC.

Home Sellers Are SOLD on This Real Estate Market

According to a survey completed by Redfin, a real estate broker in California, the new “happy camper on the home-front” – literally – are home sellers.  For so long now, the real estate market has been understood to be COMPLETELY a buyer’s market because of the insane amount of inventory on the ground.  The latest information from the National Association of Home Builders (NAHB) is that the current available inventory, on average, nationwide is approximately 4.4 months, which is a huge improvement from the 16, 19, and even 24 months of inventory that was left standing after the market bottomed out.  With a little over 4 months of product out there, and other home sellers still on the fence because of trying to decide if they should wait for home values to go up again, those ready and brave enough to “get back out into the market,” are doing so with great results!

Here are how the numbers stand.

According to Redfin’s survey, this is a very real leap in confidence that is continuing to trend upward.  To find out more about the survey and see the charts and information in real time, click here.  Below is a summary of the results of the survey:

  • 45 percent believe it is a good time to sell, up from 22 percent last quarter, while 44 percent believe it is a good time to buy, down from 54 percent last quarter;
  • 32.3 percent indicated that missing out on future price gains was a major concern about selling now—down from 34.1 percent last quarter and barely exceeding the 31.9 percent of respondents that have no concerns;
  • 52 percent of respondents indicated that they were planning to sell, up from 49 percent in the first quarter;
  • 15 percent of those not planning to sell are renting out their home, while 52 percent of those who are planning to sell would also consider renting out their home instead of selling, up from 47 percent in the first quarter;
  • 85 percent of sellers believe that home prices will rise in their area in the next 12 months, up from 81 percent in the first quarter; and
  • 21% of sellers believe that they would not get a higher price for their home if they waited a year to sell, up from 15% in the first quarter.

Bedico Creek Preserve Flood Zone Fact Sheet

Bedico Creek Deemed Out of the Flood Zone by FEMA. New Map Changes Positively Impact Bedico Creek!

Land Elevations in Bedico Creek at 18’ to Over 25’ Above Sea Level.

All Lots at Bedico Creek Preserve Are in One of the Following Categories:

(1) Lot is NOT in a flood zone.

(2) Most Bedico Lots are in an area designated by the Army Corps of Engineers to be out of a flood zone, according to the new flood maps.
Therefore, upon St. Tammany Parish’s
acceptance of the new flood maps, Flood Zone
“X” will take effect.

(3) Until the new maps are adopted FEMA will allow each Lot (or home) to be removed from Flood Zone “AE” to Zone “X” via a Letter of Map Amendment (LOMA). This is an easy and inexpensive process.

(4) The few lots that will remain in the AE zone after the new maps are adopted are all filled such that once the home is complete a LOMA can be filed and it will be removed from the flood zone.

According to the new FEMA Flood Insurance Rate Maps (FIRM) released in January 2013, all but a handful of lots in Bedico Creek will benefit from the new FIRM by (1) designation to Flood Zone “X” (thus eliminating the requirement for flood insurance) and/or (2) greatly reducing “elective” premium rates.  And, those few lots remaining in “AE” can easily be removed via a LOMA.

Why the drastic change in rates:  The Flood Insurance Rate Maps have been altered because of a change of legislation in 2012 in which Congress passed the Biggert-Waters Act which (1) reauthorized the National Flood Insurance Program but (2) without federal subsidies for flood insurance premiums.  The reason for ending the subsidies is to stabilize the Flood insurance Program, currently $27 billion in debt.  The non-subsidized terms now make homeowners financially responsible for the entire cost of the coverage (based on their flood zone designation), just as traditional insurance companies operate.  This will bring an, often dramatic, increase of flood insurance premiums to areas of St. Tammany Parish that repeatedly flood, however, it will also decrease or eliminate altogether those tracts of land or developments – such as Bedico Creek –located in an area where flooding does not exist or the likelihood of flooding is a negligible.

To Summarize the Facts:

All lots in Bedico Creek are either out of the flood zone, will be out once new maps are adopted, or can easily be removed from a flood zone, making Flood Insurance Premiums both an “elective” and “inexpensive” choice.
