An Increase in Residential and Commercial Building Permits
Nationwide, home pricing is on the rise, bond yields are rising slightly, even interest rates are moving upward, but here at home in St. Tammany Parish, we are celebrating a different kind of increase – an increase in Residential and Commercial Building Permits. It has to be said that St. Tammany Parish has “led a sheltered life” when it comes to the effects of the Recession. The Greater New Orleans Area seemed to be one of the last regions of the country to be affected by the Recession and then one of the first to recover from it. Now, as the real estate market starts to bounce back, the economy in St. Tammany Parish seemed to be anticipating this event and has already shown signs of significant growth.
Last month’s single-family new construction permits are the highest of any month in the last 5 years. The last April in which new building permits showed these kind of numbers was in April, 2007. Compared to 2012, April, 2013’s new home building permits rose 80%. In the month of April alone, 99 building permits were issued for the construction of new homes in St. Tammany Parish. Through the 1st 4 months of the year, 313 permits have now been issued.
What’s even more spectacular to consider is that building permits issued for commercial construction are 160% higher than last April. Commercial permits are now at a 3-year high on the Northshore. Also, the 42 commercial permits given out in April were up 50 percent from March’s commercial permits.
Even though the St. Tammany EDF (Economic Development Foundation) has been working tirelessly to move the parish in this direction for the last 4 years, there is still an intense awareness of intelligent growth vs. overgrowth. Developers and builders alike are mindful of the economic environment and are encouraged to participate in smart growth for local communities such as Mandeville, Madisonville, Covington, Slidell, and Abita Springs.
