Perhaps a new house is in your future for the new year, and if so, be sure to check out the newest offerings in Bedico Creek Preserve in St. Tammany Parish’s Madisonville. Bedico Creek is a master planned community, under construction by developer by David Waltemath. (This house is at 308 Seminole Circle, just one of many on the market.) The newest neighborhood to open is Heron Point, a gated neighborhood offering water, nature and park views. It has half-acre to four-acre home sites with lots from the $100,000s to the $200,000s. Homes start in the $500,000s and go up to $1 million plus. Heron Point also has a rod and paddle club.

Just after the new year, the Lakeview section is expected to open with its gorgeous lake and water views. These lots are in the $70,000 to $100,000 range and offer 10,000 to 14,000 square feet.

The community is being developed as a nature preserve and wildlife sanctuary with almost 500 acres of parks, green space, and water features used throughout.

”We’re fond of saying you can buy one lot and get 500 acres free,” commented Waltemath. Bedico Creek was once a flourishing golf course community on the Northshore of Lake Pontchartrain. Waltemath guided the progress of the now Conservation Community.

”Bedico Creek Preserve’s raw land was the perfect backdrop for the only development type of its kind in St. Tammany Parish,” said Waltemath. ”My development plan was to carve this Madisonville subdivision into the existing natural habitat and green scape of the land instead of cleaning off the land in order to expose land for lots and new homes.”

Waltemath added that the natural green spaces, parks, and water features of the neighborhood loaned itself to this type of development. Home buyers seem to have eagerly embraced the concept.

”There are now only seven lots left in the Longview neighborhood,” said Waltemath, ”and the Estates Neighborhood is in close-out with only two lots left as well.”

This unexpected sales pace answered a demand of home buyers who were looking not only for a secluded, private place to live in the middle of a natural habitat, but who still wanted the convenience of the shopping, dining, and entertainment of Covington off of I-12 and the new shopping developments off of Highway21. ”This has been such a success that I already have plans for three new neighborhoods that will be ready to sell lots or build new or custom homes,” said Waltemath.

Waltemath added that BMI Construction, Hurley Homes, and YAR Construction Company have all bought lots and new homes are being built in the $275,000 to $300,000 price range with an average of 2,200 square feet.

Bedico Creek sold out of its first phase in the Preserve neighborhood, a portion of which was converted to four oversized, three-to-four-acre lots called Audubon Way.  This neighborhood also sold out.

“There are now only seven lots left in the Longview neighborhood,” said Waltemath, “and the Estates Neighborhood is in close-out with only two lots left as well.”

“Two of these homes by YAR Construction and BMI Construction will be featured in the St. Tammany Parish Home Builders Association’s 2014 Parade of Homes,” he added.

Waltemath also announced the construction of the Lakeview and Deer Park neighborhoods.

1. Bedico Creek Preserve is a conservation community. What does that mean?

A conservation community is when residential land planning focuses on maintaining the ecological beauty and integrity of the conservation land within or adjacent to it. Of Bedico Creek’s 600 acres of open space, 180 acres are active parks and lakes, and 400 plus acres are dedicated conservation servitude to be enjoyed through activities such as walking, bird watching and camping.

Think of the reasons people initially moved here—they were looking for a healthy, less complicated lifestyle surrounded by the trees and open spaces they couldn’t find in the city. Much of that landscape has been lost forever to development. I wanted to preserve that environment for future generations of northshore residents.

3. How does your community living differ from that of “traditional” neighborhoods?

Bedico Creek living is different because of its location, acres of parks, lakes, conservation areas and other amenities. We have miles of paved cart paths, a community swimming pool, an old-fashioned fishing pier and an outdoor party pavilion, to name a few.

4. How important is a community like this to the parish?

5. What do you hope the lasting effects of the community will be?

May 26, 2014 – Bedico Creek Preserve, one of the fastest growing Master Planned Communities in St. Tammany Parish, has just announced the opening of the newest private Disc Golf Course in the state. The new course takes advantage of more than 600 acres of green space in the disc golf-1community and has nine holes of play teeing off at the Bedico Creek Rod & Paddle Club.  The club features a lakeside party pavilion, fishing pier and the new community swimming pool (which also opened in May). Bedico Creek’s disc golf course has paved cart paths, undulating terrain, water hazards, and all the challenges associated with a traditional golf course.

Disc golf is played much like traditional golf.  Golf ball and clubs are replaced with a professional grade flying disc or Frisbee® created especially for the game.  Professional players use 9 or more discs and beginners usually have one driver for long distance, one for intermediate play, and one putter disc.  Like traditional golf, the sport shares the object of completing each hole in the fewest strokes (in this case, the fewest throws). The golf disc is thrown from the tee area, down a fairway, and into an elevated metal basket to complete the hole.

In the 1970s, as courses began popping up around the country, players formed the PDGA (Professional Disc Golf Association) to help oversee the rapid growth of the sport.  Today the PDGA is a growing worldwide organization with international and national championship events held annually.

High Dollar Homes: Rustic Richness in Madisonville

MADISONVILLE, LA (WVUE) – One of the fastest growing areas of St. Tammany Parish boasts one of it’s most secluded communities. You can “camp out” like a million dollars where nature meets luxury.

“Bedico Creek is a master plan conservation community. Sixty percent of the land here is dedicated to green space,” said Suzy McDaniel of Dorian Bennett, Sotheby’s.

The hidden gem off highway 1085 in Madisonville invites you to relax.

“They have made walking trails, bike trails, a fishing pier and a lake. It’s like a camping environment in your backyard,” she said.
