Bedico Creek Reflects Builder Confidence in St. Tammany Parish
Bedico Creek Preserve in St. Tammany Parish welcomed 4 builders to our community as part of our builder and development team. Three of these builders – Haaswood Homes, Gerken Homes, and Eagle Eye Investments, LLC – are building new homes in our Madisonville neighborhood for the first time and one builder, Integrity Builders, is returning to build once again in our new home community. Apparently, our master planned subdivision is following national trends in that all three aspects that are surveyed for builder confidence by the National Association of Home Builders (NAHB) increased during the month of August, 2014.
The survey results are published each month in the NAHB/Wells Fargo Housing Market Index (HMI). The survey gives points for builders’ 
attitudes toward the following three real estate topics: current sales conditions, prospective buyers, and expectations for future sales. Any “score” that is higher than 50 is considered good – that builders are feeling positive about the housing market. In July, hopes were already high for the housing industry because builder confidence was rated 53 points, but in August, it rose to 55 points.
“Each of the three components of the HMI registered consecutive gains for the past three months, which is a positive sign that builder confidence appears to be firming following an uneven spring,” said NAHB Chief Economist David Crowe. “Factors contributing to this rise include sustained job growth, historically low mortgage rates and affordable home prices, which are helping to unleash pent-up demand.”
NAHB Chairman Kevin Kelly also mentioned that builders were seeing more serious home buyers and new home buyers coming into the market, and that the reason for this could be the drop in the unemployment rate. Even though there are now buyers out there that can make house payments, the credit requirements from lenders are still very stringent which explains the slow but steady growth and recovery of the housing markets nationwide.
