Perhaps a new house is in your future for the new year, and if so, be sure to check out the newest offerings in Bedico Creek Preserve in St. Tammany Parish’s Madisonville. Bedico Creek is a master planned community, under construction by developer by David Waltemath. (This house is at 308 Seminole Circle, just one of many on the market.) The newest neighborhood to open is Heron Point, a gated neighborhood offering water, nature and park views. It has half-acre to four-acre home sites with lots from the $100,000s to the $200,000s. Homes start in the $500,000s and go up to $1 million plus. Heron Point also has a rod and paddle club.

Just after the new year, the Lakeview section is expected to open with its gorgeous lake and water views. These lots are in the $70,000 to $100,000 range and offer 10,000 to 14,000 square feet.

”We have 500 plus acres of nature preserve, miles of paved golf cart paths and nature trails, acres of parks and stocked lakes,” said Waltemath. ”We also have a gated entrance, a swimming pool, a party pavilion, a fishing pier and a gazebo plus our golf course just opened.”

There are six neighborhoods in the development right now with houses of different styles and many of St. Tammany Parish’s most-qualified and award-winning builders are constructing houses in the community. Lots run from the mid-$40,000s to the $160,000s. Homes for sale start from $200,000 to over $1 million. The community is being developed as a nature preserve and wildlife sanctuary with almost 500 acres of parks, green space, and water features used throughout.

”We’re fond of saying you can buy one lot and get 500 acres free,” commented Waltemath. Bedico Creek was once a flourishing golf course community on the Northshore of Lake Pontchartrain. Waltemath guided the progress of the now Conservation Community.

”Bedico Creek Preserve’s raw land was the perfect backdrop for the only development type of its kind in St. Tammany Parish,” said Waltemath. ”My development plan was to carve this Madisonville subdivision into the existing natural habitat and green scape of the land instead of cleaning off the land in order to expose land for lots and new homes.”

Waltemath added that the natural green spaces, parks, and water features of the neighborhood loaned itself to this type of development. Home buyers seem to have eagerly embraced the concept.

”There are now only seven lots left in the Longview neighborhood,” said Waltemath, ”and the Estates Neighborhood is in close-out with only two lots left as well.”

This unexpected sales pace answered a demand of home buyers who were looking not only for a secluded, private place to live in the middle of a natural habitat, but who still wanted the convenience of the shopping, dining, and entertainment of Covington off of I-12 and the new shopping developments off of Highway21. ”This has been such a success that I already have plans for three new neighborhoods that will be ready to sell lots or build new or custom homes,” said Waltemath.

Waltemath added that BMI Construction, Hurley Homes, and YAR Construction Company have all bought lots and new homes are being built in the $275,000 to $300,000 price range with an average of 2,200 square feet.

Builders Building Confidence From Home Buyer Activity

It seems the only thing that builders in the South are not sure about are their buyers, but their optimism and confidence in their clients has been increasing for 5 consecutive months in a row now.  According to the National Association of Home Builders’ HMI score which is taken each month in partnership with Wells Fargo, builder 308-seminole-circle-SOLDconfidence rose 4 points in November.  The HMI or Housing Market Index is a broad survey taken nationwide from participating builders gauging the real estate market on 3 different topics – current home sales conditions, future new home sales projections, and consumer participation or confidence.  Three scores from the survey are taken and the average of the 3 is a measure of builder confidence.  Any score over 50 means that housing market conditions are favorable.  In the South, builders scored 62 while the nationwide average rose to 58.  The national score for current sales conditions rose 5 points – in one month – to 62 and future sales expectations also rose two points to 66. The only “low” number was the level of consumer confidence – gauging traffic of prospective home buyers which was still below 50 at 45, but this score also rose 5 points from the previous month.  Builder confidence is increasing and so is investor confidence.

Real estate investment has been tossed around as a “safe bet” for years before the bottom dropped out of the real estate industry in 2008.  However, even during those tumultuous times, prospectors were scooping up foreclosure and turning them for rentals or a profit even during the worst of the Recession.  The brighter side to real estate investment has once again emerged as even Wall Street portfolio are starting to be peppered with construction 5-289-w-longview-court-kitchen-1acquisitions.  One of the reasons that real estate is so attractive right now is because of the still historically low interest rates.  So, the cost to obtain the investment is not nearly as high, and after home prices have been increasing year-over-year since the Recession, the housing pricing market also seems to have stabilized and can go back to its naturally occurring appreciation that happens over time.

“Low interest rates, affordable home prices and solid job creation are contributing to a steady housing recovery,” said NAHB Chief Economist David Crowe. “After a slow start to the year, the HMI has remained above the 50-point benchmark for five consecutive months, and we expect the momentum to continue into 2015.”

Here at home in St. Tammany Parish, Bedico Creek Preserve has experienced first-hand a rise in builder confidence. We now have 17 active builders in our community.  Three of our builders BMI Construction, Inc., Hurley Homes, and YAR Construction Company have gotten together to build inventory homes for sale in our New Neighborhood Cypress Crossing.  Just a few years ago, it would have been unthinkable to “just build a home” and hope that a buyer would show up to be able to obtain a mortgage for it.  Now, we have a vibrant subdivision filled with new homes for sale and lots for sale that are selling at an amazingly rapid rate.  To “get in on the action,” Contact Us Directly at 985-845-4200 or E-mail Us at [email protected] to find out what all the excitement is about.  We are on site to give a tour of our growing master planned community in St. Tammany Parish.
